Introduction to the Control Detailed Plan for the Tianjin Binhai Logistics and Processing Zone
The total planned land area of the Tianjin Binhai Logistics and Processing Zone is approximately 5.73 square kilometers, divided into eastern and western sub-zones. The eastern sub-zone is located east of Gaozhuang Village, with a planned land area of approximately 4.52 square kilometers; the western sub-zone is located north of Yangjiapu Town, with a planned land area of approximately 1.21 square kilometers.
I. Main Contents of the East Zone Control Plan
1. Population and Building Scale
This unit is an industrial zone with no residential population. The total planned building volume is capped at 5,667,700 square meters.
2. Planning Positioning
This unit is positioned as an industrial processing base and logistics distribution center led by the environmental protection industry, with its primary functions being industrial production and logistics warehousing.
3. Land Use Layout Structure
The plan divides the area into three sub-zones—South, North, and East—delimited by the existing Hanyu Road and the planned Road No. 3. Class I industrial land and Class I logistics and warehousing land are primarily planned along both sides of Hanyu Road.
4. Road and Transportation Planning
A road network pattern of three horizontal and three vertical axes is established, forming a basic grid structure to ensure smooth traffic flow and orderly separation of high- and low-speed traffic. The three horizontal roads are Road No. 1, Han-Yu Road, and Road No. 2, while the three vertical roads are Road No. 5, Road No. 4, and Road No. 13. A total of 15 roads are planned within the industrial zone, including 3 urban arterial roads, 3 urban collector roads, and 9 urban local roads. The total road length is approximately 24.9 kilometers (25.2 kilometers when including newly added roads within the industrial zone).
