Recently, the Guichuan High-Tech Qingguang Industrial Park was abuzz with excitement as a delegation of 21 companies arrived specifically to tour the park. Developed by Qingji Company—a subsidiary of the Qingguang Village Committee—the Guichuan High-Tech · Qingguang Industrial Park is situated in the southern zone of the Tianjin Medical and Medical Device Industrial Park . Covering an area of 116,000 square meters, it is adjacent to the Jinbao Expressway, the Jingfu National Highway, and Jinyong Road. The park is 5 kilometers from the city center (measured from the Outer Ring Road), 25 kilometers from Tianjin Airport, 60 kilometers from the Port of Tianjin, and 110 kilometers from Beijing , offering significant locational advantages.

The project covers 197 mu (approximately 13.1 hectares) with a total floor area of 116,000 square meters. It comprises 29 factory buildings divided into three types: 11 two-story duplex factory buildings (3,200 square meters each), 8 partially three-story duplex factory buildings (4,000 square meters each), and 10 three-story duplex factory buildings (4,800 square meters each). Each individual factory building is 88 meters long,with a span of 18 meters. The floor-to-ceiling height is 6 meters on the ground floor and 4.5 meters on the second floor and above.

Adequate power supply to meet diverse needs

The park features a 10 kV switching station and seven 630 kVA transformers. Each 1,000 m² of factory space is allocated 70 kW of power. For example, a single 3,200 m² building is allocated 224 kW.Windows and doors feature aluminum-plastic sliding units, and elevator shafts are pre-installed within the buildings. The project utilizes a centralized heating system. The fire safety classification is Class E; the external fire protection network is pre-designed to Class C standards and can be upgraded according to tenant requirements.

Convenient Transportation and Grid-Style Layout

The project’s external entrances and exits are designed in consideration of the nature and functions of the surrounding roads to minimize traffic impact on nearby streets. In conjunction with the planned road network , the park’s external access routes are Jiwei Road (Tengxing Road) and Jingfu Road. Three vehicle entrances/exits are provided: two on Jiwei Road and one on Jingfu Road.The entire area’s road network is laid out in a grid pattern, with road widths ranging from a minimum of 8 meters to a maximum of 12 meters, meeting the requirements for fire safety and container vehicles.
