Park Overview
I. Long-Term Industrial Plan for the Maqiao AI Zone
The Maqiao Pilot Zone covers a total area of 15.7 square kilometers and features a multi-cluster development layout centered around “One Axis and Three Zones.” It is divided into the “North Smart Hub” Intelligent Application Exhibition Zone, the “Central Smart Innovation” R&D, Incubation, and Transformation Belt, and the “South Smart Manufacturing” High-End Intelligent Manufacturing Park.The area will feature 1.15 million square meters of commercial and office space, 830,000 square meters for R&D and innovation, 7.63 million square meters for smart manufacturing, 820,000 square meters of residential space, and 425 hectares of recreational parks. It will serve as a comprehensive demonstration zone for smart AI application scenarios, integrating schools, hospitals, hotels, commercial facilities, residential communities, parks, and arts centers into a cohesive smart ecosystem.
II. Industrial Focus of the Maqiao AI Center
1. Smart New Hardware Systems (AI chips, smart equipment, smart home devices, industrial AI applications)
2. Smart Robots (smart service robots, smart industrial robots, suppliers of core components for specialized smart robots)
3. Intelligent Perception Systems (LiDAR sensors, MEMS sensors, dynamic vision sensors, AI vision inspection)
4. Intelligent Transportation Systems (autonomous vehicles, smart drones, satellite navigation and spatial information, intelligent traffic perception systems)
5. Biotechnology and Pharmaceuticals (smart medical services, chemical pharmaceuticals, biotechnology, high-end medical equipment)

III. Project Overview
The project covers a total land area of 28,697 square meters (30 mu) with a total floor area of 148,519 square meters. The land is designated as C65 research and development land, with a 50-year leasehold. The project consists of four buildings, including:
Building 1: A three-story structure of 4,642 square meters designated as an experimental zone and exhibition center
Building 2: A 10-story semi-detached headquarters office building of 20,094 square meters, which can be divided into two separate units of 10,000 square meters each (with naming rights),Floor area: 2,200 sq. m. per floor; power supply: 100 kW per unit; floor load capacity: 600 kg/m² on the 1st floor with a ceiling height of 5.1 meters; 350 kg/m² on floors 2–10 with a ceiling height of 4.2 meters (locally adjustable to 500 kg/m²); equipped with 4 elevators, including 2 passenger elevators (2 tons each) and 2 freight elevators (2 tons each).
Building 3 has a total floor area of 75,785 square meters, with a floor area of 2,200 square meters per level. It can be subdivided into two unit types ranging from 1,000 to 1,200 square meters for sale. There are a total of 14 elevators, including 2 cargo elevators (2 tons each) and 12 passenger elevators (1.6 tons each).
IV. Research Institutions in the Minhang District South Hongqiao Industrial Zone and Enterprises Based in the Maqiao Pilot Zone
Currently, the Southern Science and Technology Innovation Center in Minhang District houses 22 national-level R&D institutions, 122 municipal-level R&D institutions, and 42 foreign-funded R&D institutions.Four research institutes: Shanghai Artificial Intelligence Industry Research Institute, Shanghai Jiao Tong University Medical Robotics Research Institute, Harbin Institute of Technology Innovation Research Institute, and Northwestern Polytechnical University Industrial Innovation Center. Notable enterprises located in the pilot zone include leading AI companies such as CloudWalk AI, Giant Energy, KAFANG Technology, Whale Robotics, Liker Technology, Kuixin Technology, and Yinjia Technology, demonstrating the initial emergence of an industrial cluster effect.
